If you’re planning a renovation, extension, or design project, chances are you’ll need a measured building survey early in the process. It’s a key step in creating accurate floor plans and site drawings—and ensures your architect or builder works from reliable information.
But what exactly does it involve? And who actually needs one? In this guide, we explain the basics and highlight why measured surveys are essential in both residential and commercial property work.
What Is a Measured Survey?
A measured survey involves taking precise measurements of a building or site. These are used to produce detailed, scaled drawings showing the layout, dimensions, and key features of the property.
Typical outputs include:
- Internal floor plans
- External elevations
- Roof plans and cross-sections (if needed)
- Site layout and boundary plans
All measurements are taken manually or using laser scanning technology, depending on the level of detail required.
What’s Included in a Measured Survey?
At Lyman Marshall Chartered Surveyors, our measured surveys typically include:
- Accurate floorplans of each storey
- Door and window locations
- Room dimensions and ceiling heights
- Stairs, walls, columns, and structural elements
- Outbuildings and significant landscape features (if requested)
Plans are delivered in PDF or DWG format, depending on whether they’re needed for design, planning or record purposes.
Who Needs a Measured Building Survey?
Measured surveys are commonly used by:
- Architects – to inform accurate design drawings
- Builders – to ensure correct on-site implementation
- Homeowners – planning extensions or internal reconfiguration
- Property managers – for accurate space planning or compliance
- Planning consultants – for accurate submissions
If you’re submitting plans to a local authority or preparing for construction, having a professional measured survey helps avoid costly design errors and rework.
Why Accuracy Matters
Guessing measurements or working from old estate agent floorplans can cause problems:
- Incorrect planning applications
- Design clashes or spatial issues during the build
- Non-compliance with building regulations
- Wasted materials and labour on site
An accurate survey at the start keeps everything aligned—saving time, money, and stress later on.
How Long Does It Take?
Most measured surveys take between half a day and two days on site, depending on size and complexity. We aim to deliver drawings within 3–5 working days after inspection.
Measured Survey vs Building Survey
Don’t confuse a measured survey with a Level 3 Building Survey. A measured survey focuses on layout and dimensions. A building survey assesses the condition of the property’s structure and fabric.
If you’re worried about damp, cracks or defects, you may need a Specific Defect Report instead.
