In most cases, that is not how the process works.

What the lender actually relies on
Mortgage lenders usually commission a valuation.
This is carried out for the lender’s benefit, not yours.
The valuation checks whether the property is suitable security for the loan.
It does not assess defects in depth.

- May not identify hidden or developing issues
This is different from a survey arranged by you, such as a
RICS Level 2 Survey
or
RICS Level 3 Building Survey.
Who sees your survey report?
Your survey report is commissioned by you and addressed to you.
It is not shared unless you choose to share it.

- Other parties only with your permission
When buyers choose to share it
- To support price renegotiation
- To explain defects to the seller

Can a lender request your survey?
Lenders rarely ask to see a buyer’s survey.
If concerns arise, they normally instruct their own follow-up valuation
or request specialist reports instead.
This can include damp reports, structural engineer input,
or further investigation where risk is identified.
Why relying on the mortgage valuation is risky
A mortgage offer confirms lending, not condition.
Serious defects can still exist even when finance is approved.
