Specialist Property Surveys in Lincoln & Lincolnshire

Focused investigations of the issues that worry buyers, sellers and lenders — Japanese knotweed and invasive plants, damp and mould, and timber decay. Clear findings on cause, extent and what to do next.

What it is

What is a specialist survey?

A specialist survey is a targeted inspection of one particular problem — such as Japanese knotweed, damp and mould, or timber decay — rather than the whole property. A RICS surveyor identifies the issue, assesses how serious it is, explains the cause, and sets out clear, practical recommendations.

These investigations are often needed for a mortgage, a sale, or peace of mind before you buy. Where a whole-property view is better, we can also carry out a Level 3 Building Survey or a specific defect report.

A specialist survey or a full survey?

If you only need one issue investigated — knotweed, damp or rot — a specialist survey is quicker and more affordable than a whole-house survey. Buying and want the full picture? A RICS Level 3 Building Survey may suit you better, and a specific defect report covers structural concerns.

Where an issue leads to a dispute, we also provide expert witness reports.

Questions

Specialist survey FAQs

Do I need a knotweed report for my mortgage?

Many lenders ask for a professional assessment where Japanese knotweed is present or suspected. We identify it, assess the risk to the property, and provide clear guidance to support your lender’s requirements.

Is my damp rising damp or condensation?

They’re often confused but need very different remedies. We find the true source — rising, penetrating or condensation damp — so you don’t pay for the wrong treatment.

Is dry rot or woodworm treatable?

Usually, yes. We identify the type and extent of decay or beetle activity and set out the repairs and treatment needed, including whether a specialist contractor is required.

How much does a specialist survey cost?

Because it focuses on one issue, it’s usually more affordable than a full survey. We agree a clear fixed fee before we start.

Can you look at more than one issue?

Yes. If several concerns are present, or you’d prefer a whole-property view, we can recommend a Level 3 Building Survey instead.
