When buying or remortgaging a property, it’s easy to assume that a valuation and a survey do the same thing. But in reality, they serve very different purposes—and relying on the wrong one could leave you exposed to costly problems later on.
This guide explains the difference between a property valuation and a home survey, and when you might need each.
What Is a Property Valuation?
A property valuation is a brief inspection carried out to determine the market value of a property. It’s often used for:
- Mortgage or remortgage applications
- Help to Buy or shared ownership schemes
- Probate, divorce or tax purposes
- Private sales and investment decisions
Valuations are carried out by RICS Registered Valuers and give a figure based on the property’s condition, location, comparable sales, and market trends. They do not highlight hidden issues or structural risks.
What Is a Home Survey?
A RICS home survey is a much more detailed assessment of a property’s condition. It is designed to help buyers:
- Understand the property’s true condition
- Identify repairs, defects, or safety concerns
- Plan future maintenance costs
- Renegotiate the purchase price if needed
There are two main types:
- Level 2 Survey (HomeBuyer Report) – Suitable for newer, conventional homes in reasonable condition
- Level 3 Survey (Building Survey) – Recommended for older, extended, or non-standard properties

Why Both Might Be Needed
In many cases, both services are recommended—especially when purchasing a property. Your lender may require a valuation, but it won’t tell you if the roof leaks, the wiring is outdated, or there are signs of subsidence.
That’s why RICS always advises buyers to commission their own independent home survey alongside any mortgage valuation.
Example: What the Lender Missed
We recently surveyed a property where the lender’s valuation gave the green light. However, our Level 3 Building Survey revealed hidden damp, unsupported chimney breasts, and roof defects. The buyer was able to renegotiate the sale price and avoid surprise repair bills.
Which Should You Choose?
If you’re:
- Remortgaging: A valuation is usually enough
- Buying: A survey is essential
- Going through probate or legal division: You may need a RICS valuation
