What Is a Level 3 Building Survey?
A Level 3 Building Survey is the most comprehensive type of RICS home survey. It involves a detailed inspection of a property’s structure and fabric—including roof, walls, floors, drainage, and more.
The report includes:
- Clear commentary on all elements of the building
- Advice on defects, repair options and urgency
- Photographs and evidence-based conclusions
- Recommendations for further investigation if needed
When Is a Level 3 Survey Worth It?
This type of survey is strongly recommended if:
- The property is over 50 years old
- You’re buying a listed building
- The home has been extended or structurally altered
- It’s built with non-standard materials (timber frame, thatch, steel)
- There are visible signs of defects or poor maintenance
- You plan major renovations
In these cases, a standard Level 2 report simply won’t go deep enough.
What Might It Uncover?
A Level 3 survey often reveals hidden or developing issues such as:
- Subsidence or structural movement
- Unapproved building work
- Roof sagging or leaks not visible from inside
- Damp or rot in walls and floor voids
- Unsafe electrics, outdated heating systems
Without this insight, you could end up with unexpected repair bills—or worse, a property you regret buying.
Real Example: When a Level 3 Made the Difference
A buyer recently approached us about a 1900s terraced property with loft conversion. From the outside, it looked fine—but our survey uncovered:
- Unsupported chimney breast removal
- Inadequate fire protection in the loft room
- Roof movement due to lack of structural restraint
With the report, the buyer was able to renegotiate and plan essential repairs.
What If You’re Unsure?
If the property is relatively modern, well maintained, and hasn’t been altered, a Level 2 Home Survey might be enough. But if you have any doubts—or if the home is older—it’s worth speaking to a RICS surveyor first.
